You want to know what is the best place to live. With the Life Quality Index, or LQI, we make it a lot easier to decide which place is better to live.

The LQI is calculated by combining all our data on transportation, safety, health, affordability, entertainment, demographics, leisure and other essentials for everyday life. All our data comes from very reliable sources, like the MTA, NYPD, Google, Socrata, Foursquare and the U.S. Census to offer you the best information to find the right place to live.

You do not want to live in this building. Despite its reputation as one of the best co-ops around, the windows are the original, and black soot comes through them, even when closed. They are so etched and cloudy on the outside that even window cleaning leaves them looking filthy. Since there are no screens, opening the windows allows a constant stream of flying insects to invade the apartment. If you want the windows changed, you have to pay for them yourself, and they cost a fortune. The HVAC system does to heat well in Winter, or really cool in Summer, and in addition there is a constant flow of white dust which settles on everything, even when the fans are off. When it is really cold outside, ice forms on the inside of the windows, and eventually melts and goes right down through the sills into the walls. There is also a good amount of mold in the building, and it is coming through the HVAC vents. It probably is rampant in the walls as well. Since the HVAC system works with a coil, there are constant leaks in the system, which also contributes to the mold. There are periodic visits by giant cockroaches, otherwise known as water bugs, and although an exterminator is brought in to treat individual apartments, they are obviously not treating this at the source of entry. Management and the board are poorly run, and the most recent general manager, who has been here a little over a year, is nasty and confrontational, and has had a good number of run ins with shareholders. Yes, the apartments are very large, and the views from some of them are superb, but for the price of the units, and the high maintenance, you can do better - MUCH better.
