Life Quality Index (LQI)

You want to know what is the best place to live. With the Life Quality Index, or LQI, we make it a lot easier to decide which place is better to live.

The LQI is calculated by combining all our data on transportation, safety, health, affordability, entertainment, demographics, leisure and other essentials for everyday life. All our data comes from very reliable sources, like the MTA, NYPD, Google, Socrata, Foursquare and the U.S. Census to offer you the best information to find the right place to live.

Beautiful apartment, but not worth the hassle.

Cliche: "don't judge a book by its cover."
In this instance, it's true. The apartment is absolutely beautiful. It seems like a rare, well priced find, but it is too good to be true. The landlord of this apartment used to live there. He now lives next door. Inexperienced as a landlord and lacking boundaries, he seems to still act like it is his own home. We were told where to put the garbage, how to park our car, where and what to plant in the yard. Most importantly, however, there is a serious lack of respect and concern for the well-being of the people living in this home. He is heartless. In the time we lived there, not a single thing was repaired, even those things that were promised before we even moved in, such as painting the backyard staircase, fixing the outdoor light, or eradicating poison ivy from the yard. One summer, we awoke to find landscapers digging up our backyard with no knowledge of it beforehand. Our plants were destroyed, construction was ongoing, noisy and disruptive, and the yard was rendered unusable for several months. The landlord even suggested that we pay a portion of the work that was done, though we had no knowledge or interest in it!


The garage is moldy and destroyed all of the items we stored there. Termites frequently chewed out the top of the garage door, so sawdust fell on us when it was opened.

Most upsetting, however, was how this landlord pretended to be our friend....that is until we complained about a lack of heat during the winter. The heat worked intermittently between October and February. It was unbearably cold, especially as temperatures dropped below -20. We contracted the flu, bronchitis and pneumonia and missed weeks of work. When we'd inform the landlord of the issue- only on days when the apartment was unlivable, he often said that the plumber was waiting for another part. He clearly was much more concerned with hiring cheap labor, his neighbor who was doing him a favor at a lower rate, when it fit into his own schedule, then keeping us warm. They supposedly replaced each part of the boiler, one piece at a time, until finding the culprit, a process which took several months. When we kindly asked for an abatement on a portion of the rent for lack of heat that was below the legal limit, the landlord not only put in writing that he is not obligated to provide us with heat, but also threatened to sue. After this point, our "friend," who we had previously had long conversations with, typically several times a week, seemingly disappeared. We received a letter informing us that our lease was not being renewed with no warning or explanation and less than 30 days to vacate. We never saw him again. This politician will corrupt your life and significantly affect your ability to feel safe and healthy in your own home. Don't be fooled by the pretty exterior. It is not worth having a landlord, let alone a neighbor that is so corrupt, with such a lack of concern for his tenants.

This apartment would be wonderful if the landlord did any upkeep, so stay away. From the moment we moved in, he and his family left a foul taste in our mouths. First we could use the laundry, they he abruptly made use that the machines didn't work and blamed the tenants for them not working. To find our from a repair guy we hired that he had sabotage the machines to make them inoperable to avoid paying water. We asked them to paint and repair the walls in the front bedroom because it looked that it suffered water damage. Instead of fixing the wall they just painted over it and a year later the damage was worse and water was leaking into the room damaging our personal things. It also affected the tenants downstairs and yet he tried to blame us and said it would put the cost against our insurance. when it snowed he was no where to be found, all us tenants basically did the shoveling and snow removal the best as we could. He would later show up and just dropoff a bag of salt and a shovel.Like the previous post getting him to repair anything was like pulling an arm, or winning the lottery. He would stall and hope you forget about the repairs, even when you don't want repairs he would do it. He even removed our tiles on the floor that we placed without our permission to expose the wood flooring. It took him days to refinish the wood flooring. Our boiler went out and it took about several days to a week to get the part as he would say from "overseas". We had to move out because it was beyond frigid in the house and with no hot water it was also unbearable to shower. Then he audicaity to blame us for the boiling failing which leaked into the illegal apartment below and wanted have us pay for the damage. Yet months later the boiler started leaking again and damage was again done to the illegal apartment below and threaten to charge us for half the cost of the repair. He was inept at everything and always brought in cheap and sometimes unqualified labor to repair items from electrical to simple windows fixes. They kept asking for rent increases and never put in work worth those increases. They always attempted to make excuses and blame tenants for their lack of stewardship and responsibility of maintaining the property. Even before we moved out we did repairs ourselves out of pocket because he would never show and if they did it would be half-assed and just painted over. The worse part would be is that the paint didn't even match and because the work the damage will be worse a few months later. Its a beautiful neighborhood but this place is not a good place to live if you want a comfortable and safe place to live.
